A Step-by-Step Guide for Condo Owners Looking to Upgrade

Updated: Aug 6

Navigating a real estate transaction can seem daunting, especially if you're selling your condo to upgrade to a larger property in Toronto and the GTA. This blog takes you behind the scenes of a typical real estate deal, detailing each step from offer acceptance to closing day, explaining the process and preparing you for what to expect.

Step 1: Preparation and Listing

Before listing your property, it's essential for owners to prepare it for the market. This often involves home improvements, staging, and determining a competitive listing price based on market analysis. As your real estate agent, I play an important role in this phase, offering expertise in marketing your condo and attracting potential buyers. We'll work together to ensure your property is presented in the best possible light, maximizing its appeal.

Step 2: Making an Offer

Once a buyer finds your condo appealing, they'll make an offer through their real estate agent. This offer includes the purchase price, deposit amount, closing date, and any conditions such as financing approval or a home inspection. I'll guide you through reviewing the offer and deciding on the best course of action.

Step 3: Offer Negotiation

Negotiations are a critical part of a real estate transaction. Offers can go back and forth several times, with buyers and sellers negotiating terms, price, and contingencies. My goal is to secure the best possible terms for you. Once both parties agree, the offer becomes a legally binding contract.

Step 4: Due Diligence

After the offer is accepted, the due diligence period begins. Buyers might conduct a home inspection to check for structural issues or needed repairs. When buying a condo, buyers would be more likely to have the status certificate reviewed by a lawyer. This phase also includes verifying the property's legal status and ensuring there are no liens or outstanding issues that could impede the sale. I'll help coordinate any necessary inspections and provide guidance on addressing any findings

Step 5: Securing Financing

For most buyers securing financing is the next step. This involves finalizing the mortgage with their lender. During this period, the lender will appraise the property to confirm its market value and finalize the loan details. As the seller, it’s important to know that this step is being handled efficiently to ensure a smooth transaction.

Step 6: Closing Preparations

As the closing date approaches, both parties prepare for the transfer of ownership. This includes finalizing the closing documents such as the deed and transfer papers, which are typically handled by a real estate lawyer. We'll also arrange for the transfer of utilities and address any last-minute details to ensure a seamless transition.

Step 7: Closing Day

On or just before closing day, all parties meet to sign the final documents (usually over Zoom or Google Meet). The buyer completes the payment of the purchase price, often through their lawyer, who facilitates the transfer of funds to your lawyer. Once all paperwork is signed and funds are transferred, the keys are handed over, and the buyer takes possession of the property.

Step 8: Post-Closing

After closing, it’s also a time for you to move on to your next property. I'll be there to assist you with any post-closing concerns and to help you transition smoothly into your new home.

Understanding each stage of a real estate transaction can significantly ease the stress associated with selling your condo and upgrading to a larger property. With the right team of professionals, including a knowledgeable real estate agent, mortgage broker and a diligent lawyer, navigating these steps can be a smooth and successful process.
