Here are some expenses you'll want to consider:


1) Professional Staging

Did you know well staged properties sell for approximately 6% per on average? Even if your decor is lovely, stagers will ensure the best aspects of your property are highlighted. How you live on a day to day basis may be the most functional, but may not appeal to the masses. Stagers will ensure your home is desirable to more people, translating into more offers! Staging can run you anywhere from a few thousand to tens of thousands depending on the scope of the project.


2) Professional Photography

It's no surprise that buyers start their home search online, and among a sea of listings, you want your home to stand out! The best way to do that is to price properly, and to showcase magazine quality photography to really capture their attention! You will also want to invest in 3D dollhouse tours, allowing prospective buyers to click through the home, and floorplans are essential! All of this will allow buyers to further envision themselves in your home and get them through the door. Your home needs to WOW people online. 3) Digital and Print Marketing

I can pull a report outlining the average age, income, ethnicity, and spoken language for your particular area, and use the neighbourhood demographics to target those that are most likely to purchase your home through social media platforms and ads. Once buyers are in your home, don't forget to give them something to take home! Using gorgeous feature sheets and print outs you can ensure your property is not forgotten, and this level of professionalism will show buyers that you haven't cut any corners. It's easy to spend $500+ on these services.
