How to Pick the Best Realtor

For most, real estate is the single most expensive thing you will buy in your lifetime, and there is no room for error! At LMF Real Estate, we understand the importance of getting it right the first time, and working with an agent that you know, like and trust. In fact, 90% of our clients are repeat clients and their referrals.


So, when it comes time to buy a home, or sell your current property, here are some things you should look for:

1) What's included?

While all agents are paid a commission, what they include in that fee differs! For sellers, be sure to check if your agent covers expenses like staging, photography, videography, online and print marketing. For buyers, while agents are paid by the seller, is there anything of value they are providing for you? For example, do they prepare a buyer presentation for you, send you regular market updates, branding materials, and other resources? Some agents are full service, while others are minimal in their offerings. You can expect us to go above and beyond in this category!


2) When can we chat?

Another important item is how available they are to you. Will you be phoning them directly, or speaking with someone on their team most of the time? Are they there to negotiate an offer when one comes up, or do they only work during traditional business hours? While boundaries are necessary, communication is critical when buying or selling a home, and time is of the essence!


3) Transaction Volume

While years of experience is not everything (2 deals in 10 years isn't so good!), transaction volume can tell you a lot about an agent. Did you know that the average agent only does 3 transactions per year, and only 2% of agents do over 25 transactions a year? LMF Real estate is proud to say we are part of that 2%!

4) Success Stories + Reviews

Another way to gauge if a realtor is the right fit for you is simply by reading their reviews and success stories. While nearly every agent has a few good reviews, hearing what their past clients say will tell you a lot about fit. What is a priority to you, and is that mentioned by past clientele?

5) Go With Your Gut

I know - it's cliche, but it's often true: you will know the right agent when you meet them.. and if you meet the wrong one, well you'll usually know that too! Buying a property can be intense at times, and you want to have someone next to you that you trust, and can be open and honest with. If your gut is talking, don't ignore it!
